What does Vantara actually do?
We design your project and manage its construction. Jennifer leads design — space planning, materials, light, the whole look and how the house works day to day. Josh runs the build: budget, schedule, trades, permits, inspections. The construction work itself is performed by our licensed general contractor partners. You get one team and one point of accountability from the first conversation to the last walkthrough.
Are you a licensed general contractor?
No, and we will not pretend otherwise. Vantara provides interior design and construction management. The building is done by our licensed general contractor partners, and we will tell you exactly who is doing your work before you sign anything. We think that is a strength — you get design and project management from people whose only job is your project, plus skilled licensed builders doing what they do best.
Where do you work?
All of Santa Cruz County. Santa Cruz, Capitola, Soquel, Aptos, Live Oak, Scotts Valley, Watsonville, Ben Lomond, Boulder Creek, Felton, La Selva Beach, and everything between. Josh grew up here and sold homes across the county for over a decade, so the local knowledge is not something we had to acquire for marketing purposes.
What does a project cost?
It depends far more on your property than on your taste, and anyone who quotes you before seeing the site is guessing. Slope, soils, access, septic or sewer, and electrical panel capacity move the number more than finishes do. What we can promise is that you will hear real pricing during design rather than after it — while changing your mind is still free. For a detailed breakdown of what drives cost on an ADU specifically, read our journal entry on it.
How long does a project take?
Design typically runs a few months depending on scope and how quickly decisions get made. Permitting varies significantly by jurisdiction and by how complicated your parcel is, and it is the stage least within anyone's control. Construction depends entirely on scope. We will give you a real schedule before work starts, and tell you when something slips rather than letting you find out.
Do you take small projects?
Sometimes, but honestly: a single bathroom refresh or a kitchen that keeps the same footprint usually does not need an integrated design-build team. You will often be better served hiring a good contractor directly. Where we earn our keep is on whole-home remodels, additions, and ADUs — projects where design decisions and construction costs are constantly tangled together.
What is the first step, and does it cost anything?
The first conversation is free and it is genuinely useful. We start with feasibility, not design: what your property will actually allow and what you can realistically spend. Slope, setbacks, septic capacity, panel size, protected trees, coastal zone and fire hazard designations. Sometimes the honest answer is that your lot will not carry what you have in mind, and you deserve to hear that before you pay for drawings.
We are deciding whether to remodel or move. Can you help?
Yes, and this is unusual for a design firm to offer. Josh spent over a decade selling homes in this county and holds an active California real estate licence, so he can tell you what the work is likely to be worth when it is finished, which parts of a project the market will actually pay for, and which parts are purely for your own enjoyment. Sometimes that conversation ends with us telling you not to do the project.
Can we see photos of your completed work?
Jennifer has been designing homes in Santa Cruz County since 2016, first through Bebe Grace Interiors and later Dwelling Interiors & Design Studio. Built work from those years is available on request — just ask and we will send it. The imagery on this site shows the design direction we work in rather than finished Vantara projects.
What if we already have a designer or an architect?
Keep them. A good working relationship with someone who understands your taste is worth more than any efficiency argument we could make. We are happy to talk about construction management alongside your existing designer, or to simply point you toward a builder who fits the project.
